Home Prices Decline In Most Top 20 Markets

The Standard & Poor’s/Case-Shiller U.S. National Home Price Index posted a record annual decline of 3.2% in the home price growth rate. The data from the revised results for the 2nd quarter of 2007, published in June, reveal a declining growth rate in the prices of single family homes in most of the top 20 metro areas indices. The S & P/Case-Shiller Home Price Index tracks the value of typical single-family homes in the U.S. for the 20 U.S. metropolitan areas listed below.

This year’s 2nd quarter results are the lowest of price declines in the 20-year history of the National Home Price Index. According to Robert J. Shiller, Chief Economist at MacroMarkets LLC, the June revised data of June shows the declining annual growth rate in 17 of the 20 metro areas, adding two more metros from what was reported in May.

Out of the 17 metro areas that registered a year-over-year home price decline, Detroit had the maximum growth rate decline of 11%. Of the metros that have registered price gains, Seattle stood at the top spot with 7.9% price growth, followed by Charlotte with 6.8% and Portland with 4.5% price growth since last year.

Boston had improved its annual rate of price decline slightly in June to -3.9% from -4.3% reported in May. This is significant given the fact that Boston was the first metro area to go overboard, being the first to report a negative year-over-year growth rate.

Diy Project Making Your Own Balance Beam!

This is a simple DIY project on building a balance beam to keep your kids busy during long holidays! It’s easy to build, lasts a long time and can be transformed into a garden bench once the kids are grown.

Materials needed:

Two 3′ pieces of 4″ x 6″ pressure-treated pine lumber for the legs (make sure the lumber is rated for ground contact)

One 8′ piece of 4″ x 6″ pressure-treated pine lumber for the beam

Six 12″ galvanized nails

Drill

220-grit sandpaper

Optional: wood sealer or stain

1. First, sand the beam smooth to remove splinters. Treat it and the legs with wood sealer or stain, if desired.

2. Then, lay the beam on the ground to determine where to dig holes for the legs. Make a mark on the ground 6″ from both ends. You’ll nail the top piece to the legs 6″ in to avoid splitting the ends of the beam.

3. Using a posthole digger, dig two 18″-deep holes. Set the legs in the holes, and use a level to make sure they’re perpendicular to the ground.

4. Fill in around the legs with soil, and tamp tightly. Place the long beam on the legs so there is a 6″ overhang at the ends. Drill pilot holes, and use three nails on each end in a triangular pattern. Don’t put more than one nail in the same line of grain to avoid splitting the wood.

5. The finished beam will be 18″ off the ground. To cushion falls, lay down a thick layer of mulch underneath and around the balance beam.

6. Below the balance beam, make sure to add a thick layer of mulch, saw dust, or pine needles.

7. Even though you’ve used pressure-treated lumber, you should further protect the wood. First sand it to remove the splinters and then, working in a well-ventilated area, treat the beam by painting it with stain. Brush on a thick layer, painting with the grain. Don’t forget to seal the ends. To turn the beam over and stain the other side, prop it on some bricks. Store the two-inch plants until the next spring, when you should re-plant them in a shallow hole, with most of the rhizome above the ground.

Offseason Discipline Nfl Players Diversifying Their Training

NFL players are individuals by nature, and each position and scheme demands different physical and mental capabilities in order to maximize success. As such, offseason training that used to be a matter of running a few miles per day to stay in shape has become its own cottage industry. We’ll take a look at some different things players do to stay in shape and to get bigger, faster and stronger during the offseason.

Cardiovascular Training

Perhaps the oldest form of training in the NFL, every player needs to be able to keep his wind if he’s to play football. In recent years, however, innovations within this discipline have grown increasingly popular. Some players just run for long distances. Others run wind sprints ad nauseum. Many combine the two, and other legendary cardio routines include Jerry Rice and Walter Payton, who famously ran up and down their chosen hills near their offseason homes religiously.

Weight Training

This is a staple of nearly every player, and like cardio training, weight training has grown much more specialized in recent years. Gone are the days when players would do a few sets of bench presses, squats and arm curls and call it a day. Every player and every position now has a particular routine designed to maximize muscle development, strength and explosion that fits the needs of the individual player and position. Strength coaches are paid very well to put together and manage these programs. Without strength, balance and explosion, players will have no chance.

Martial Arts

Martial arts in and of themselves offer several choices in regards to particular routines. Regardless of the chosen discipline, many players train with martial arts masters to improve balance, quickness, mental focus and the ability to use their hands as weapons. Many linemen use this form of training to learn to defeat the player in front of him, and the player with these skills has a distinct advantage over those that don’t.

Boxing

He has replaced many pounds of fat with muscle, and everyone at the team facility noticed the difference immediately. Flexibility is a crucial element in avoiding injury, and core strength, many feel, is the fundamental basis of all conditioning. Yoga is also a mental form of preparation, and it grows in popularity every offseason.

Ballet

Although this form of training is generally not publicized by players, several prominent players have worked within this discipline to improve footwork. Former RB Herschel Walker famously touted his routine, and very few players in recent history could boast of better footwork than Walker. Quietly, ballet is part of many players’ routines.

Although there are many choices for players to train during the offseason, one common denominator is that all players need to do something, and do it diligently. Coaches and management teams expect every player to report for training camp bigger, stronger, faster and healthier every season, and many players’ contracts contain incentive clauses for staying in shape and meeting certain training requirements.

For the players, there is no more offseason in the NFL, and they all know this. That’s why you may see some familiar faces from time to time as you head to a yoga class or work out at the boxing gym.

Five soldiers killed in Southern Thailand

Five soldiers in the southern Thailand province of Narathiwat were killed and another two injured in a drive-by attack by suspected Islamic militants.

The attack occurred whilst the soldiers were eating their evening meal. A representative of the Thai army said that the attackers fired assault rifles at the group before fleeing the scene in a pick-up truck. Metal spikes were strewn on the road to foil pursuit. In addition to the deaths, a number of firearms were stolen prior to the insurgents making their escape.

This was the second incident involving suspected Islamic militants on the day prior to Ramadan. Earlier in the day the decapitated body of a middle-aged man was found at a roadside in Yala Province.

Over one thousand people have been killed in insurgency-related incidents in the predominantly Muslim south of Thailand since 2004.

School dinner costs just 49p in Wales

Wednesday, March 30, 2005A survey carried out by BBC Wales has revealed that the contents of a school meal in Wales cost on average just £0.49 per pupil. Average spending on meal ingredients varied slightly from council to council; with the Cardiff City council spending just £0.40 on each meal, whilst Powys council lavished £0.69 per pupil.

The survey follows a recent surge in media coverage of the eating habits of teenagers and children in the UK. Celebrity chef Jamie Oliver recently embarked on a campaign to improve food standards and raise awareness in schools. In response to his campaign the government has promised to spend an additional £280 million over three years on school food in England.

The survey covered twenty councils throughout Wales.

Linus Gerdemann of Germany took a large lead up the Col de la Colombière and has won stage 7 of the 2007 Tour de France.

Gerdemann won by 3:38 over the chasing peleton and took over the yellow jersey from Fabian Cancellara of Switzerland. As a young rider, Gerdemann also gets the white jersey. Iñigo Landaluze was the only one close to Gerdemann and took second.

All the big names, thought to have a chance of winning the Tour, appeared to be in the peloton. This includes injured teammates Alexandre Vinokourov and Andreas Klöden.

Óscar Freire of Spain withdrew ahead of today’s stage with back problems.
