Home Loan Mortgage Loan Refinance Refinancing For A Shorter Term To Save Money

June 11th, 2023

Submitted by: Carrie Reeder

Saving money with lower rates isn t the only reason to refinance. Opting for a shorter loan can also save thousands in interest and free up income in the future. A short term loan can also help you pay down your principal quicker.

Better Rates

A 15 year mortgage has a better rate than a 30 year mortgage offered the same day usually by a quarter of a percent. However, even if rates are the same as your current mortgage, refinancing to a shorter mortgage can save you thousands in interest by paying off the principal sooner. Your monthly payments will be slightly larger, but that is because a larger portion of the balance is being paid.

Offers Self-Discipline

Short term loans make your decision to pay off your mortgage official. For those that have a hard time making extra payments on their mortgage, a short term mortgage may be the answer.

It is helpful to first look at your long term financial goals. Perhaps you are planning to pay for kids college tuition, to retire, or to reduce your debt load in the future. Decide when you want your mortgage paid off and look at the monthly payments. You can choose a number of periods 15, 20 or 25 year home loans.

Factors To Consider

Low rates aren t the only factor to consider when deciding to refinance, the payment period is also important. By simply making larger principal payments, you get rid of your loan sooner and save money on interest payments. Additionally, reducing your debt level by paying off your mortgage also improves your credit and financial situation.

However, you should also remember the immediate impact of a short term mortgage. A larger monthly payment can put a strain on your monthly budget. You may also find that if you plan to sell your home within a couple of years, you will not recoup the cost of refinancing fees.

You are also limiting your financial flexibility. You are committing yourself to a larger principal payment. You could choose to simply pay down the principal when you have the available cash.

In the end, short term mortgages do have their benefits and should be considered when you plan to refinance.

What Happened To California Hmo Health Insurance Plans?

June 1st, 2023

By Dennis Jarvis

What a difference a decade can make. We remember getting the phone calls and going through various California health plans with people. We would eventually get to the question of HMO or PPO. We might be discussing a PPO plan when the person on the phone would ask, “But aren’t PPO plans more expensive?”. They use to be but not anymore. Let’s go into the slow but steady disappearance of HMO plan on the California individual health insurance market.

So what happen? Where did all the HMO plan go? The short answer is that they went real expensive and any plan that goes real expensive in today’s California health market quickly fades into oblivion. Let’s take a quick look at the history of HMO’s, their progression, and most importantly…how they stack up today as an option for health coverage on the individual market. Keep in mind that group health insurance in California is quite different which we’ll get into later. First, how did the HMO’s come about.

We’ve had a series of inflation periods in California health coverage. HMO’s and PPO’s were developed to try and counter one of these spells of inflation and they worked…for a while any way. This was the era of “managed care” which although the source of some derision, did what it was supposed to do and curtailed the onslaught of rapidly increasing health insurance rates. This period occurred from 80’s on and kept rates down until around the early 2000’s. HMO’s were a key part of this managed care initiative which flipped the responsibility of health care cost management on it’s head so that doctors were now given a capitated amount per person per month to treat patients. This was quite different from the indemnity style plans which basically payed as you used the coverage regardless with very little management from the California health insurance carrier. As a result of this management (through financial incentive to the doctor), HMO’s became attractive cost options especially to the group health market. Like we said, what a difference a decade makes.

Various changes occurred that impacted HMO’s ability to keep cost down. By definition, HMO’s are more managed in terms of the care. This is great for keeping costs down but doesn’t generate great PR and there was push back from the insured and eventually, the State government. Restrictions increased and HMO’s became more flexible as a result. Unfortunately, more flexible in a manage care means higher costs. The other issue is that HMO’s generally had richer benefits and in a world of ever increasing health care cost, absorbing more cost even under greater management doesn’t bode well. You can manage medication costs (say mandate a generic over a brand) but you can’t really manage an open heart bypass. With obesity skyrocketing, there are going to some real-world health care costs that can’t really be “managed” away. So where are we now?

For every 100 policies we issue, maybe…MAYBE 1 is an HMO and that’s probably an outlier. This is the individual market. The reason is simple. First, many of the HMO’s have deductibles built in now (not as rich) and they can be double to triple what PPO plans are. When you look at the annual premium difference, it’s hard to justify getting an HMO plan. It’s almost impossible. Okay, it’s impossible. We can’t think of a situation where a California individual HMO plan makes sense. Group insurance is difference where the cost comparison is still more favorable towards HMO’s but with the underlying trends in the market, it’s probably only a matter of time before they follow suit. Unfortunately, there are two ways to reduce health care cost. One is to restrict benefits or manage care the way HMO’s attempted or the other is to offer incentives (financial) for people to take better care of themselves. Eventually, we’ll get to the latter once we realize that we have no stomach for the former. You can quote PPO and HMO health plans side by side at our site www.calhealth.net

Oversensitive Penis Experience More Pleasurable Sensations in 4 Easy Steps

by

John Dugan

It is common for men of all ages to struggle with some degree of penile sensitivity loss over 87% of men report reduced sensation, some even in their teens and early twenties. On the other hand, a significant number of men experience the opposite problem an oversensitive penis. Whether this means that a man is prone to premature ejaculation, or his glans is too sensitive to touch at all without causing discomfort or pain, oversensitivity can be a major problem and seriously diminish a mans confidence and quality of life. Fortunately, with some simple at-home steps and adequate attention to penis care, many men can overcome this problem and enjoy a healthy, satisfying sex life.

What causes hypersensitivity of the penis?

There are several issues which may lead to an oversensitive manhood:

1.Phimosis This refers to the inability to retract the foreskin over the head of the penis often because it is either still adhered to the glans underneath or because the foreskin opening is too tight. In this case, it can be painful to try to retract the foreskin. If it is pulled back successfully, the exposed glans can be painful to the touch, as it has not been subject to direct contact. Doctors often recommend circumcision in these cases, but many men are successful in dealing with the issue on their own through gentle manipulation of the tissue.

2.Intact foreskin, no phimosis For younger men with an intact foreskin, the sensations caused by early experimentation can be overwhelming, even when phimosis is not an issue. The skin covering the glans conceals a dense network of nerve endings, and when these are not used to direct contact, the slightest touch can be overpowering.

3.Overexcitement A man who is extremely aroused may experience extra sensitivity in the glans, leading to an overpowering sensation and often, early emission.

Steps to retrain the penis for normal sensation

Before starting any self-treatment regimen, men are urged to see their general health care provider or urologist for a medical evaluation. In many cases, no obvious cause for oversensitivity will be found; but in some instances, neurological issues or other problems could be indicated. In any event, it is always best to get a professional opinion.

Once any underlying conditions have been ruled out, men can get to work on their own, following these steps as individually appropriate.

1.Work on the foreskin. Men who have a tight foreskin will need to start there, before any other interventions can take place. Gently manipulating the foreskin a little at a time, over a period of weeks, can help to loosen the skin until it can be fully retracted. Once this point is reached, the glans may be very sensitive, and a man can begin to focus on that issue.

2.Work on the glans. To retrain the glans to accept a normal level of touch, a man can start off gently, using soft fabrics like silk or satin, or even just running water, to introduce the delicate tissue to tactile sensations. The level of stimulation can be increased over time, until normal touch- either by the man himself or a partner feels pleasurable, rather than overwhelming.

3.Go solo. Men who have a hair-trigger response in the presence of a partner may want to spend some time on their own, stroking the shaft and head until nearly the point of release, and then stopping; repeating this process numerous times can essentially retrain the tissue so that he is able to hold back an orgasm until both partners are ready.

4.Take it slooooowww. Regardless of the underlying cause of the problem, all of these steps should be taken slowly and with caution. Forcing the issue may cause additional pain, and sensitive tissues may be damaged in the process.

Proper penis care

During the retraining process and beyond, proper care of the penis is essential. The skin should always be kept clean to reduce the risk of infections and irritation, and an appropriate lubricant should be used for any activity that involves friction. An additional step that is needed to help prevent damage, and to speed healing of stressed tissue, involves using a specially formulated penis health creme (health professionals recommend Man 1 Man Oil); a formula that is rich in vitamins and natural emollients like Shea butter can help rejuvenate the skin, leaving it soft, supple and responsive to sensual touch.

Can Your Virtual Assistant Be Hacked?

Can Your Virtual Assistant Be Hacked? Virtual Assistants 101

Almost everyone notices the benefit of using a virtual assistant. In recent years, they have become increasingly popular and can be used to provide answers to just any question you have.

They offer a wide range of benefits. And if you want them to provide an answer to a question, they’ll need to listen to your voice—an approach that has raised lots of questions about privacy. People ask if virtual assistants can be hacked, but there is more to learn.

All virtual assistants are equipped with top-level security features. But this doesn’t mean that hacking is not possible. With millions of smart devices installed in homes, they can attract hackers. And in fact, security experts say attackers can gain access to a virtual assistant by simply deploying certain tools—and it is essential that you secure yourself.

How Can a Virtual Assistant Be Hacked?

A virtual assistant is often controlled by speaking to it. And this helps the owners handle a few tasks because their assistants hear their requests and provide answers when they are asked to do something.

Unfortunately, these channels have also been leveraged by hackers. Instead of speaking directly to the technology, they use ultrasonic waves or lasers to issue voice commands from a distance.

A laser can be used by simply pointing directly at the device’s microphone, and you can issue commands. It will create small movements in the microphone’s diaphragm, which the virtual assistant will interpret as a sound. And according to research, these attacks can be carried out from several distances, up to 110 meters away. For instance, hackers may also leverage ultraviolet lasers, which can not be seen.

However, most hackers find ultrasonic waves more effective. They are usually silent, meaning that you could be around your device yet unaware that it is being accessed using ultrasonic. In addition, they can penetrate obstacles, meaning they can be performed from several distances away, traveling through physical obstacles—even outside your home. Virtual assistants can hardly identify the difference between real voice commands and ultrasonic waves.

A virtual assistant will respond with audio regardless of what you use to issue a command. Unfortunately, this is not much of a hurdle for hackers to get by. Their first command is to lower the volume.

What Can a Hacker Do With a Virtual Assistant?

The havoc that can be executed with a virtual assistant depends on what you connect your device to. If your virtual assistant is connected to your security system, hackers can leverage it to access your home. And this is, in fact, why many smart locks request PINs.

Also, if your assistant is connected to your car, attackers could use it to unlock your car security and even move your car. Hackers will leverage it to make online purchases if it is linked to your payment details.

Some virtual assistants require you to download apps using voice commands. A hacker could leverage this to download malicious apps that can help them spy on your activity or steal sensitive information.

How Can You Secure a Virtual Assistant From Hackers?

Whether you suspect unusual activity on your devices or not, protecting your virtual assistant against hackers is a very important thing to do. The methods are quite easy. But some may make your device less functional.

1. Consider Network Segmentation

Network segmentation plays a key role here, making it easy to track breaches and potential threats on your network. So what is network segmentation? It is a network security strategy that involves segmenting physical networks into different sub-networks to deliver unique security features and controls for clarity and ease of management.

Once you can subdivide your network, you can easily monitor activities in your systems, pinpoint network inefficiencies and bolster your security infrastructure. In addition, compartmentalization allows network administrators to adapt security controls with greater precision, and two ways you can implement segmentation is through physical or virtual segmentation.

Just as the name implies, physical segmentation means using dedicated hardware to create closed-off networks. With it, each network segment would require a separate internet connection, firewall, and physical hardware. This method is also known as perimeter-based segmentation.

Virtual segmentation flips the perimeter and allows the creation of numerous virtual structures for easier supervision, offering virtually similar advantages to the physical approach and distribution to prevent flaws in the system.

Network segmentation helps to enforce security policies and create boundaries between teams to prevent data breaches while also helping to enhance network traffic distribution and boosting overall performance.

2. Avoid Connecting Your Virtual Assistant to All Your Devices

Your virtual assistant is meant to assist you with various things, including controlling the lights, thermostats, and other devices. However, it would help if you connected them to only very important devices. Reconsider your decision to connect to your car and critical security devices and only opt for devices that pose less security threat in an attack.

3. Hide or Turn Off the Microphone

Hackers usually need your device’s microphone to control it with a laser. Hence, you can prevent laser-based attacks by turning off the microphone and keeping it away from windows.

Turning off your microphone isn’t always feasible, but you should consider it, especially when you are away from home. That will make it difficult for hackers to hack your systems when you are not at home.

The Bloodhound A Friendly Breed With A Famous Nose

May 11th, 2023

By Dakota Dog

The Bloodhound or St. Hubert Hound is an ancient breed that dates back over 1500 years. The name Bloodhound refers to their pure blood and pure breeding standards. This large scent hound ways between 70-115 pounds and measures 23″ to 27″ in length. They are known for their excellent tracking ability that can be matched by no other dog.

In fact, it is due to this innate, unmatched tracking ability that they are the only dogs whose tracking testimony is permitted in the court of law. Tracking trails performed by police Bloodhounds are permissible in court. A Bloodhound by the name of Nick Carter is credited for finding over 600 criminals. He reportedly once followed a trail that was over 100 hours old to catch a fugitive. Sherlock Holmes was often referred to as the human Bloodhound because of his excellent investigative work.

Bloodhounds are recognized by the AKC. Their permissible coat colors include liver and tan, black and tan, or red and tawny. White flecks or a small amount of white on the chest and feet is allowed. Their short, smooth and hard coat is easy to groom and requires only minimal grooming with a hound glove. They only need bathed when necessary.

Although energetic and intense when working, the Bloodhound is gentle and friendly when they are home with their family. They are laid back and easy going when they are not working and are wonderful with children. They do best with other dogs and pets that they are raised with from puppyhood. This is particularly true for non-canine pets as they have an innate tracking/chasing drive. They tend to be head strong and are difficult to train. No matter how well trained they are, if they find an interesting scent to follow, they will follow it until they are satisfied and will only stop when they are ready to stop no matter how many times you call them. For this reason they should be walked on a leash and kept in a fenced in yard. Even though they are not a high energy dog at home, they still require regular exercise and play. They love time to explore outside and are best in homes with a yard. They are not meant for apartment life.

The Bloodhounds ancestry dates back over 1500 years. They are often called St. Hubert Hounds because the St. Hubert monks in Belgium are credited with perfecting the breed to what we know it as today. They were brought to the United States from England. They were traditionally considered hunting and tracking dogs and are still used for these things today as well as police work and family companionship.

Perfect as hunting dog or companion dog for active families, the Bloodhound is an intelligent, curious breed that loves to explore the countryside with their family by day and relax inside with their family by night. Good with children, the Bloodhound works well with family life. If you are a family that enjoys outdoor activities and are looking for a dog to share in all aspects of family life, the Bloodhound might be a good choice for you.

Home Prices Decline In Most Top 20 Markets

April 24th, 2023

By Real Estate Advisor

The Standard & Poor’s/Case-Shiller U.S. National Home Price Index posted a record annual decline of 3.2% in the home price growth rate. The data from the revised results for the 2nd quarter of 2007, published in June, reveal a declining growth rate in the prices of single family homes in most of the top 20 metro areas indices. The S & P/Case-Shiller Home Price Index tracks the value of typical single-family homes in the U.S. for the 20 U.S. metropolitan areas listed below.

This year’s 2nd quarter results are the lowest of price declines in the 20-year history of the National Home Price Index. According to Robert J. Shiller, Chief Economist at MacroMarkets LLC, the June revised data of June shows the declining annual growth rate in 17 of the 20 metro areas, adding two more metros from what was reported in May.

Out of the 17 metro areas that registered a year-over-year home price decline, Detroit had the maximum growth rate decline of 11%. Of the metros that have registered price gains, Seattle stood at the top spot with 7.9% price growth, followed by Charlotte with 6.8% and Portland with 4.5% price growth since last year.

Boston had improved its annual rate of price decline slightly in June to -3.9% from -4.3% reported in May. This is significant given the fact that Boston was the first metro area to go overboard, being the first to report a negative year-over-year growth rate.

Diy Project Making Your Own Balance Beam!

April 19th, 2023

By Jerry H.Hall

This is a simple DIY project on building a balance beam to keep your kids busy during long holidays! It’s easy to build, lasts a long time and can be transformed into a garden bench once the kids are grown.

Materials needed:

Two 3′ pieces of 4″ x 6″ pressure-treated pine lumber for the legs (make sure the lumber is rated for ground contact)

One 8′ piece of 4″ x 6″ pressure-treated pine lumber for the beam

Six 12″ galvanized nails

Posthole digger

Tape measure

Level

Drill

220-grit sandpaper

Optional: wood sealer or stain

1. First, sand the beam smooth to remove splinters. Treat it and the legs with wood sealer or stain, if desired.

2. Then, lay the beam on the ground to determine where to dig holes for the legs. Make a mark on the ground 6″ from both ends. You’ll nail the top piece to the legs 6″ in to avoid splitting the ends of the beam.

3. Using a posthole digger, dig two 18″-deep holes. Set the legs in the holes, and use a level to make sure they’re perpendicular to the ground.

4. Fill in around the legs with soil, and tamp tightly. Place the long beam on the legs so there is a 6″ overhang at the ends. Drill pilot holes, and use three nails on each end in a triangular pattern. Don’t put more than one nail in the same line of grain to avoid splitting the wood.

5. The finished beam will be 18″ off the ground. To cushion falls, lay down a thick layer of mulch underneath and around the balance beam.

6. Below the balance beam, make sure to add a thick layer of mulch, saw dust, or pine needles.

7. Even though you’ve used pressure-treated lumber, you should further protect the wood. First sand it to remove the splinters and then, working in a well-ventilated area, treat the beam by painting it with stain. Brush on a thick layer, painting with the grain. Don’t forget to seal the ends. To turn the beam over and stain the other side, prop it on some bricks. Store the two-inch plants until the next spring, when you should re-plant them in a shallow hole, with most of the rhizome above the ground.

Offseason Discipline Nfl Players Diversifying Their Training

April 14th, 2023

By Jay Nault

NFL players are individuals by nature, and each position and scheme demands different physical and mental capabilities in order to maximize success. As such, offseason training that used to be a matter of running a few miles per day to stay in shape has become its own cottage industry. We’ll take a look at some different things players do to stay in shape and to get bigger, faster and stronger during the offseason.

Cardiovascular Training

Perhaps the oldest form of training in the NFL, every player needs to be able to keep his wind if he’s to play football. In recent years, however, innovations within this discipline have grown increasingly popular. Some players just run for long distances. Others run wind sprints ad nauseum. Many combine the two, and other legendary cardio routines include Jerry Rice and Walter Payton, who famously ran up and down their chosen hills near their offseason homes religiously.

Weight Training

This is a staple of nearly every player, and like cardio training, weight training has grown much more specialized in recent years. Gone are the days when players would do a few sets of bench presses, squats and arm curls and call it a day. Every player and every position now has a particular routine designed to maximize muscle development, strength and explosion that fits the needs of the individual player and position. Strength coaches are paid very well to put together and manage these programs. Without strength, balance and explosion, players will have no chance.

Martial Arts

Martial arts in and of themselves offer several choices in regards to particular routines. Regardless of the chosen discipline, many players train with martial arts masters to improve balance, quickness, mental focus and the ability to use their hands as weapons. Many linemen use this form of training to learn to defeat the player in front of him, and the player with these skills has a distinct advantage over those that don’t.

Boxing

During this offseason, Chargers LB Shawn Merriman is making a name for himself with his teammates by working with a boxing coach. He has replaced many pounds of fat with muscle, and everyone at the team facility noticed the difference immediately. Boxing works every muscle in the body, and the sport by design pushes its participants beyond the point of fatigue.

Yoga

With the rise in the popularity in weight training came the simultaneous collective loss of flexibility in players all over the NFL. Flexibility is a crucial element in avoiding injury, and core strength, many feel, is the fundamental basis of all conditioning. Yoga is also a mental form of preparation, and it grows in popularity every offseason.

Ballet

Although this form of training is generally not publicized by players, several prominent players have worked within this discipline to improve footwork. Former RB Herschel Walker famously touted his routine, and very few players in recent history could boast of better footwork than Walker. Quietly, ballet is part of many players’ routines.

Although there are many choices for players to train during the offseason, one common denominator is that all players need to do something, and do it diligently. Coaches and management teams expect every player to report for training camp bigger, stronger, faster and healthier every season, and many players’ contracts contain incentive clauses for staying in shape and meeting certain training requirements.

For the players, there is no more offseason in the NFL, and they all know this. That’s why you may see some familiar faces from time to time as you head to a yoga class or work out at the boxing gym.
